Ahead of the Autumn Budget, Homes for the North has submitted its recommendations to the Government, setting out how housing-led regeneration can help unlock growth, improve communities and deliver the homes the North needs.

“The North has a vital role to play in delivering the government’s growth and housing ambitions. Our members are already investing in communities across the region, but there is an opportunity for the Autumn Budget to go further by recognising housing as essential economic infrastructure.
“The North does not need a wholly new set of institutions or programmes to deliver growth. It needs existing policy, funding and regulatory frameworks aligned with the realities of Northern housing markets and regeneration opportunities.
“In many Northern communities, regeneration means replacing outdated homes, renewing neighbourhoods and creating places where people want to live, work and invest. These outcomes should be valued just as highly.
“Our submission sets out practical solutions that would help unlock delivery, including embedding regeneration at the heart of housing policy and removing barriers that prevent housing associations from replacing poor-quality homes with modern, energy-efficient housing.”
Our submission calls on government to:
- Embed regeneration as a core pillar of any future Long-Term Housing Strategy.
- Direct Homes England to prioritise large-scale housing-led regeneration schemes.
- Establish a dedicated regeneration programme focused on communities with significant economic and housing renewal potential.
- Review Treasury appraisal methodologies to better capture the wider economic, social and fiscal benefits of regeneration in lower-value markets.
With the right support, housing associations can unlock regeneration, create jobs, attract investment and help build thriving communities across the North.
